Equity release advice across Scotland

If you're 55 or over and own your home in Scotland, you may have options for releasing some of the money tied up in your property without moving. I'll explain how equity release works, what it could mean for you and what alternatives are available.

Advice from someone you can talk to

I'm David Whiteside, an adviser working for Avalon FS Ltd. I provide equity release advice to homeowners right across Scotland, helping you understand your options before you decide whether equity release is right for you.

I work with clients remotely, so you don't need to travel to see me. Wherever you are in Scotland, we can talk things through by phone or video call, at a time that suits you.

I advise on lifetime mortgages and retirement interest-only (RIO) mortgages only. That means I'll give you a clear picture of how they work, what they cost and what the alternatives are, and if it isn't the right choice for you I'll tell you.

Avalon FS is a member of the Equity Release Council, and its standards are there to protect you.

I can help you with

  • Understanding how a lifetime or retirement (RIO) mortgage works, in plain English
  • Working out roughly how much you could release
  • Comparing it with the alternatives, such as downsizing
  • Talking it through with your family, if you'd like them involved
  • Taking you through each step if you decide to go ahead

Worth knowing

Things that matter when you own a home in Scotland

Every home and every situation is different. Where you live, the type of property you own and what you want to do with the money can all affect the options available to you.

  • Your home will be valued. The lender arranges a valuation, and it's a key part of how much may be offered.
  • Flats and tenement properties. Many Scottish flats come with shared title conditions and common repair obligations with the rest of the building, so it's worth having these details to hand.
  • Older or unusual properties. Some lenders restrict certain types of construction, so it's worth mentioning if your home is unusual.
  • Any existing mortgage. This is normally repaid from the money released, and the calculator can include it.
  • Independent legal advice. You'll see a solicitor before going ahead, and I'll explain how that works.

What will it cost to get advice?
